A two-story house is a two-level house. The most common style of two-story house is one with a ground floor and an additional upper level. Two-storey houses are not as popular in Australia as in many other countries. There are a number of reasons for this. For one thing, much of Australian suburban architecture borrows from the look of American Midwestern ranch houses, celebrating single stories and open plans. Australian land blocks also tend to be much larger than other countries, so houses can be wider and flatter than tall and skinny.
However, this does not mean that the value of a two-storey house is lost on the Australian public. Two-story homes tend to sell much faster than one-story homes. How much to build a two-storey house?
On average, the cost of building a two-story house is between $1,300 and $3,900 per square meter. This does not include any of the hidden costs of building a home such as land, taxes, architectural fees, or interior furnishings.
The average house costs around $320,000 to build in total. Materials, designs, architects and location will all have a significant influence on the final price. A two-story house costs more to build than a one-story house, although the exact difference varies.
Buying a two-story house is a bit more expensive. The average property price in Australia is just under a million in 2022. Not to mention all the hidden costs of buying a home, including taxes, transfer of ownership, claims loan, mortgage registration, dormitory fees and administrative costs such as insurance and inspections.
However, that doesn’t mean you can’t find two-story homes under $250,000. Inexpensive two-story homes are available in prefab and kit homes at affordable prices – you just need to work a little harder.
