Authorization granted for the development of eleven residential houses in Tinahely

Conditional planning permission has been granted for the development of 11 residential houses in Bramble Hill, Lugduff, Tinahely.

Approved plans include the construction of 11 residential homes on a 1.2981 hectare site, which is on the Bramble Hill estate. The residential mix will include 9 individual four-bedroom dormers and 2 twin three-bedroom dormers.

The development will also include ancillary site development works including the extension of estate roads, site services; including surface water attenuation, public open space, street lighting points, landscaping and boundary treatment on sites numbered 20 to 30 of the development.

PD Lane & Associates, on behalf of Seamus Monaghan Construction Limited, submitted an application to Wicklow County Council for the development in February 2022.

Additional information was requested in March, which was submitted by the applicant in September. A submission was made to the planning section of Wicklow County Council on proposed development during this period.

A decision was made to grant the conditional request by the planning authority on 5 October. The conditional authorization was granted subject to the applicants fulfilling 19 conditions, as set out by the local authority.

The planning application site is part of an overall development being developed at Bramble Hill. Earlier phases have been built at sites 1-9 and five houses are currently under construction at sites 10-14. Planning permission has been granted for five more houses, at sites 15-19, but the works construction has not yet started.

Planning permission has been granted for all of the land at Bridgeland Properties Ltd. by An Bord Pleanala for 19 houses, estate roads and ancillary site development works on 9 August 2007.
